Lopes Office began in Praia del Rey, 5 years ago, as a small cleaning company, that took care of houses in the absence of their owners.  Lopes Family is a work group of brothers, cousins, brothers and sisters in laws, who previously worked for Béltico Group, but due to the evolution and the need of personal value, have decided to start their own business. Today, the Lopes family, Paula & Helena, niece and aunt, are together in the management of properties, rentals and gardening (Sepol Gardens, Nuno Lopes). Since we live at Praia D’el Rey, we’ve followed the enterprise’s growth.

Lopes Office predominantly caters to owners who spend most of their time in their home country and away from their Praia D’el Rey property. Whether your property is a holiday retreat for yourselves and family or you rent to holiday makers, your Praia D’el Rey property will still need to be maintained. Dear Home Owner,

As you are probably aware I have set up my own Company and which is now known as Silva Service. – a play on words maybe, but we are completely serious that this will reflect on exactly the quality of service that we offer. We have had many owners of rental properties at Praia D’El Rey saying that they do not want, or need, the full package of maintenance/management services currently on offer. On the other hand we have had requests for additional advice and assistance that are not necessarily property related or currently available. For instance we can give you a translating service for when those official-looking Portuguese letters arrive; we will advise on the best shops – and take you there and act as interpreter! Silva Service offers a service specifically tailored to our customers’ individual needs and at a price that is completely transparent, thus we would expect to be offering you a better service at a lower price!

We feel that this is an exciting opportunity to reassess and overhaul existing villa management and maintenance practices. We aim to gradually build up our business by initially offering our services only to a select number of owners – nothing less than 100% satisfaction is acceptable to us because that is what you, our customer, rightly demand.

As you know I have spent a considerable time working for Obrana, a highly respected building Company and I therefore am well aware of all aspects of building and maintenance and also swimming pool care. In addition I have recently been responsible for maintaining a number of gardens to a very high standard.

Because our service is customised for each client we are not able to quote prices until we have appraised your specific requirements. We will itemise, after our discussions, the number of hours which we will require to maintain your villa and its surrounds to the level that you require. In addition we will introduce you to the team of ladies who will be responsible for the cleaning and laundry specifically for your villa. We have found that this instils a great sense of pride and allows them to get to know “their” villas.

Services Offered by Silva Service
1. Translation of communications from/to local authorities etc.
2. Attending to such communications e.g. payment of bills, taxes, local government requirements etc.
3. Advising on matters such as property and car insurance etc.
4. Arrangement and advice on telephone, internet communications connections etc.
5. Advice on the best places to shop and, if required, accompanying and interpreting.
6. Arrangement of car hire, taxi transfers.

Praia D'el Rey Property Maintenance
1. Routine inspection of the property to ensure all services in correct working order. This would include regular checks on the water meter to verify there are no expensive leaks from the system. Also included would be checks on the alarm system and dehumidifiers.
2. Routine inspection of the property to confirm that the property is in good repair, both inside and outside. Any defects would be reported with an estimate of likely costs of repair.
3. Full or part, gardening service available together with pool maintenance. Level of maintenance required to be advised by client. Advice will be given on an on-going basis as to the advisability of chemical treatment etc.
4. Copies of checklists of routine visits sent by e-mail, together with photographs if required.

General Management

1. Purchasing of routine supplies in advance of owners visits.
2. Opening of windows, heating management etc. as required.
3. Full or part, laundry and cleaning service as required.

Costs
• All products purchased on behalf of the client to be charged at cost plus labour and transport costs where significant..
• Silva Service to estimate the costs of labour for required services. The client will, if necessary, impose a maximum monthly amount.
